It is likely down to a build up of dirt and lubricant from other parts. Over time the build up will dry out and harden. Rather than lubricating the door track, it should be thoroughly cleaned. Appropriate cleaning of the garage door track involves basically wiping the inside part of the track using a moist cloth. Now clean and dry it off with a dry cloth. Should there be a need to use a solution to remove any sticky remains on the track, use a WD lubricant for better garage door care.
To aid you in your garage door care, weather seal installation can be quite useful for saving energy. They can prevent dampness from moving into the garage, as well as on the garage doorframe.
